Collect, verify, and analyze sales of agricultural, rural residential and acreage ! real estate properties. Coordinate with appraisers to assure that adequate sales are available to support appraisal and valuation systems. Develop and maintain contacts and relationships with real estate professionals. Work in a team environment to accomplish goals.

DUTIES AND RESPONSIBILITIES:
Essential functions of the position include, but are not limited to:
1. Collect real estate sales (agricultural, rural residential, and acreage sales) and the necessary information to analyze these sales including maps, soils and building information. Verify sales differentially according to appraisal team standards.
2. Complete the analysis of real estate sales including land and building inventories and income analysis according to appraisal team standards. The analysis may include physical inspections.
Level 16: Focus on sales of non-complex properties
Level 18: Foc! us on non-complex to moderately complex properties
3.! Coordinate with the appraiser to assure that adequate sales are available to support FCSA appraisals and valuation systems. Assist the appraiser in collection of cost and income data.
4. Monitor the sales database to assure sales are moved from âfor saleâ and âreportedâ status to âcompleteâ status when the status changes. Work with appraisers to assure sales with Ag highest and best use are moved from âready for analysisâ to âcompleteâ status.
5. Develop and maintain contacts and relationships with real estate professionals.
Level 18: Has developed effective relationships resulting in being recognized as a credible resource person by these real estate professionals.
6. Collaborate effectively and positively with appraisal team members in other roles to assure a positive and efficient team approach to meeting and exceeding customer needs.
7. Provide back up to other Appraisal Sales Specialists.

1. Performs other related duties as assigned.
2. Level 18: Train and mentor new Appraisal Sales Specialists
3. Level 18: Assist in training new Real Estate Analysts.
JOB SPECIFICATIONS:
Level 16: High school education or equivalent with a four-year college degree preferred. A minimum of 0 â" 3 years related experience required with experience in real estate appraisal preferred. Duties require:
- Ability to act independently and make appropriate decisions with moderate guidance and oversight.
- Ability and initiative to understand the influences that impact land values.
- Ability to use tact and discretion when communicating with various publics regarding sensitive and confidential information in person or by telephone.
- Successful completion of the following courses (or other equivalent education) within first year: ! ASFMRA Basic Appraisal Principles (A-101), Basic Appraisal Procedures (! A-102),and General Market Analysis and Highest and Best Use (A290).
- 3 to 5 years related experience.
- Demonstrate initiative in collecting, verifying and analyzing sales information with limited guidance from appraisers. Skills and experience to complete the analysis of moderately complex land, rural residential and acreage sales.
- Demonstrated success in developing and maintaining contacts with individuals in the real estate sales and appraisal professions.
- An understanding of the influences and appraisal concepts that impact sales analysis.
- Ability to act independently and make appropriate decisions with limited guidance and oversight.
- Successfully completed or plan to complete the following courses within 2 years: ASFMRA Cost Approach for General Appraisers (A-301) and Sales Comparison Approach for General Appraisers (A-302) or ! other equivalent education.
- Strong technical abilities including proficiency in a Windows environment using Microsoft Word, Excel and Internet Explorer. Proficiency with FCSAmerica appraisal software including Value Source and GIS tools.
- Demonstrated ability to establish priorities, take initiative, work under time pressures, work with minimal supervision, and exercise independent and sound judgment.
- Ability to work effectively in a team environment and effectively demonstrate team building attitude and skills.
- Ability to use available information to make decisions regarding land values and understand general market trends.
- Proven research and analysis skills.
- Strong customer service orientation yet can handle challenges related to process issues.
- Good oral and written communication skills, interpersonal relations skills, and organizational skills.
- Agricultur! al background preferred, but not required.
Internal: All Association teams and the Appraisal team members.
External: Parties involved in real estate transactions, Realtors, Appraisers, Multiple Listing Services, county courthouse offices, FSA offices, and other public offices as needed.
MENTAL AND PHYSICAL REQUIREMENTS:
- Operate a computer and related peripheral equipment, telephone, laser printer, copier, fax machine and calculator proficiently, and performs repetitive motions for extended periods of time. This involves reading the screen and keying/typing information.
- Use and understand computer software related to carrying out essential responsibilities of this position.
- Ability to maintain a filing system by sorting, indexing and collating information.
- Move from one location to another within the general office to utilize support services, uses copiers and printers, accesses storage areas, files materials, and com! municate one-on-one with staff and visitors.
- Ability to move about the office with occasional lifting, reaching and bending.
- Sit for long periods of time to accomplish work at desk.
- Ability to operate telephone and respond to calls and take messages as required.
- Ability to reason, judge, compare, calculate, evaluate, decide, and critique such information as written material, numerical data, responses to customer needs, and/or other related work activities.
- Ability to travel on a limited basis (up to 20%). Typically same day travel with occasional overnight stays.
